Rentals Management
Our Rentals Management Package is designed for investors seeking to maximise the return on their property investment, by providing short term holiday lets of their property. This package provides everything you could need, and more, to successfully advertise and manage your holiday lettings. Services in this package include Internet marketing, cleaning/laundering, payment/invoice processing and customer support during the rental period. We can handle everything for you; all you need do is sit back and relax, knowing that your property, and your rental customers are in safe hands!
Who is it for?
Our Rental Management package is designed for customers wishing to let out their properties on a short term or holiday let basis.
Booking management
We provide a fully managed solution for all your rental needs. Our booking management service includes the taking of bookings (online and over the phone), payment handling, invoicing and liaising with your customers. We can also assist you in your accounting requirements by providing you with financial reports detailing your income and expenditure for all rental related transactions.
Customer care
We take on full responsibility for the handling of your rental customers and the care of your apartment during their stay. We ensure that your apartment is clean and that all appliances and utilities are in full working order prior to each rental. We also provide your customers with access to a local resort manager who can help them out in an emergency.
Marketing
Clients taking out our Rentals Management package are automatically enrolled on our Basic Advertising package (worth £100 if purchased separately). Our Basic Advertising package provides rental clients with a multi-page web site showcasing their property. Your property is automatically added to our online property database and will appear in our search listings. Customers have the option of managing their bookings using PRIMS, our web based control panel, or just sit back and allow our Rental Management Team to manage the bookings for them.
Adding that personal touch
Our local knowledge means that we can offer your customers access to ski instructors, car hire, local excursions and taxi services to resort centres. For that extra special touch we can provide welcome packs for your customers. These are ideal for customers arriving on late flights and contain all those nice to have consumable items, ensuring that your customers are settled and ready to enjoy their stay in your property!
Showcase your property with its own web site
Each customer subscribing to our Rental Management package is given access to PRIMS, our powerful web based rental management software. PRIMS allows you to build your own multi page web site showcasing your property using a series of simple web forms. This web site contains a description of your property and the local area, an image gallery, access to uploaded maps and documents, an availability calendar and a customer enquiry form. Using PRIMS, you can also view your bookings, manage your availability calendars, send messages to your rental customers, produce advertising fliers and edit your property details. Eligibility & restrictions
We have specific criteria that all properties must meet before we accept it for Rental Management and we reserve the right to reject any properties not meeting these requirements. These requirements are listed below:
- Act 16 (Certificate for Habitation) must have been granted on the property
- A license for short term letting must have been issued for the property (we can arrange this for you if necessary)
- The property must be fully furnished with all mandatory items
- Health & Life insurance covering 4 tenants must have been arranged for the property (we can arrange this for you if necessary)
- All electrical appliances must have been safety tested.
- All new properties must be "snag-free"
- Property must be free from structural defects
- Communal areas must be completed (new builds) and well maintained
- Property must be in a safe area
- Rental income, less our commission and charges, will be paid by bank transfer to client accounts (Clients are responsible for any transfer charges incurred).
- Property owners are responsible for the payment of income tax on any income received from the rental of their property
To fulfill these criteria we recommend that our rental customers take out our Property Management package
How much does it cost?
We take 25% commission from each rental. Our commission is deducted at source and the remainder is transferred to your bank account.
Rental Management customers are also required to take out our Property Management package (currently £300 pa).
